Private Lender Strategy - Conservative

The Private Lender strategy is perfect if you have traditionally invested in bonds and CDs and want to earn a higher return.  There is a clear need in the real estate investment marketplace for private lending (non-bank lending).  PropertyVestors brings well qualified borrowers and lenders together in an environment where private loans can be handled in a safe and efficient manner. The minimum investment pledge is just $50, and our investment managers handle everything.

And because your investments can be diversified over several loan requests, they are among the safest opportunities available.

As a Private Lender, you:

  • Earn a fixed return of 10% - 25%+ in up to 36 months
  • Invest in rehab opportunities, foreclosures and buy-and-hold projects
  • Receive monthly interest payments directly to your bank account


Preconstruction Syndication Strategy - Moderate


Preconstruction Syndication gives you an ideal way to maximize your potential profits and effectively manage risk. This innovative program lets you purchase preconstruction contracts from developers under preferential terms negotiated by our partner network. You can experience potential profits of 40% or more—even if the market is flat or depreciates. This profit potential is based solely on the terms of the purchase agreement negotiated by our network of partners.

The minimum pledge required is $100,000 for a period of 12 to 24 months. Options include condos, single-family homes, commercial space and land lots, as well as conversion projects. Other important features of our Preconstruction Syndication model may include:

  • Assign-ability without penalty
  • A fixed price spread
  • Deposit in escrow or bonded
  • Last to close
  • Developer responsible for resale

Preconstruction Purchase Strategy - Aggressive

The Preconstruction Purchase Strategy allows you to identify opportunities as a group and purchase individually. And you are individually responsible for the possible purchase and sale of your property. As a preconstruction Purchaser, you earn some of the highest returns. But because these investments do not have guaranteed advantageous terms, this is our riskiest purchasing model.

Our preconstruction purchasing opportunities focus on traditional projects such as condos (new and conversions), single-family homes, commercial space and land lots. Purchasing minimums are determined by the project, but start at $20,000. With our Preconstruction Purchasing model, you can:

  • Hold for a period of six to 24 months
  • Stay involved and informed of the opportunity by PropertyVestors
  • Make a personal visit to the property
  • Meet other buyers and developers face-to-face at grand openings
  • Obtain premium lots due to our expanding relationship and buying track record with developers
  • Benefit from creative marketing strategies that can maximize your earnings
